Homeowner Selection Criteria
- Need for adequate housing
- Current housing is inadequate or too expensive
- Unable to obtain a conventional mortgage
- Ability to pay the Habitat mortgage
- Steady income within the guidelines below
- No unpaid liens or judgments
- Cleared of bankruptcy for at least 24 months
- Current on Installment Accounts, Revolving Accounts, Etc.
- Pays rent on time (if applicable)
- Less than $2,000.00 in non-medical collections
- Willingness to partner with Habitat
- Fulfill all partnership requirements for Habitat homeownership, such as:
- Complete sweat equity
- Participate in homeowner education classes
- Contribute down payment
- Live where Habitat is working

If your application is approved, the average time between partner family orientation and closing on a mortgage with us is 12-18 months.
You will receive a Notice of Action Taken within 30 days of submitting your application. That notice will be one of the following:
- Notice of Incompleteness (additional information is needed from you)
- Informational Notice of Incompleteness (the affiliates needs more information internally)
- Adverse Action Notice (Denial)
- Notice of Pre-Approval/Partnership Agreement

From getting approved to purchasing your home we expect the program to take 12-18 months, due to variations in construction time and time to complete program requirements.
Typically, we open the application period once per year, though we are always monitoring our current construction and funding and will open the application as we are ready to work with our next individuals/families. This is a great reason to join our application notification list, so you don’t miss out when the application opens.

Critical Home Repair
Muncie Habitat for Humanity’s Critical Home Repair program addresses essential repairs related to health, safety, and code compliance for current homeowners, with each project capped at $10,000.

Critical Home Repair Selection Criteria:
- Homeowner within the Muncie city limits
- At or below 80% of the Area Median Income (AMI)
- Home condition in need of repair related to health, life, safety issues or code violation
- Repairs needed are within the financial scope of the program
- Current on the following payments:
- Mortgage (if applicable)
- Sewage
- Property Taxes
- Homeowner’s Insurance (must have insurance)
- Pass Sex Offender Screening
- Commit to both:
- Attend one education class provided by Habitat for Humanity
- Performing four (4) sweat equity volunteer hours with Habitat
- Pay 50% of the program fee before the beginning of repairs (more information on the fee structure can be found in the application packet as fees are subject to change per round of applications)

Neighborhood Revitalization
Habitat has learned that the greatest change happens in a neighborhood when people work together—residents, community associations, and partners. It starts first by understanding everyone’s gifts, dreams, and concerns about the neighborhood (see Figure 1, center of map); then building a strong foundation around sense of community and social cohesion (green section); and, finally, utilizing this base to collectively act and implement projects that contribute to sector outcomes (movements from green to blue). Arrows at the bottom of the map represent an iterative process, guiding users to continue to build social capital (green) in a neighborhood throughout the revitalization process.
Muncie Habitat’s Neighborhood Revitalization model involved deeply-rooted work in the focus neighborhoods of South Central and Thomas Park/Avondale for many years. Through this body of work, the 8twelve Coalition was formed.
In 2022, the 8twelve Coalition launched out of Muncie Habitat, deepening the Coalition’s investment in the South Central and Thomas Park/Avondale neighborhoods, and allowing Muncie Habitat to move Neighborhood Revitalization efforts into its next focus neighborhood.
Muncie Habitat’s next Neighborhood Revitalization initiatives will focus on the Industry neighborhood, while still supporting the work of the 8twelve Coalition in South Central and Thomas Park/Avondale.
We are currently building relationship within the Industry neighborhood and learning the gifts, dreams, and concerns of our Industry neighbors to identify how Muncie Habitat’s programs can best support the neighborhood.
